The porn business largely moved from NYC to LA in the early 80s, as Mob money dried up (due to Mob prosecutions) and as producers relocated for the better weather and greater availability of actresses, but continued to use practice studios into the early 90s, despite the reduced need for scripts and plots once a late 80's legal decision effectively made porn legal to produce in California. Eventually, porn producers had enough money to rent, and later buy, big, nice houses in the hills to use for shoots, and largely abandoned practice studios, but two decades of actresses keeping their shoes on set a standard that endures today.
